core responsibilities

Senior Real Estate Manager, lululemon usa inc., Santa Monica, CA. Manage full spectrum of property assets related to leased space. Work directly with landlords and brokers to meet space needs/requirements. Negotiate terms and conditions of leases. Review offers to lease and lease agreements. Supports physical store growth and portfolio management through real estate & leasing actions. Develop the strategic market plan for the area. Responsible for sourcing sites, processing for approvals, negotiating leases and supporting the opening of major capital projects. Collaborate with lease management and portfolio team on new lease and amendment reviews, store openings and other real estate activity related to lease database management, key lease dates, communication of lease data, to Store Construction, Store Planning, Design, Financial Planning and other key departments. Collaborate with Store Design, Store Construction and program managers to ensure retail environments are opened on time, aligned with the store design vision. Interface with attorneys to review, negotiate and finalize lease documents. 

 

Telecommuting permitted up to 50%. 40 hrs/week, Mon-Fri, 8:30 a.m. - 5:30 p.m.

May require domestic travel normal to the occupation up to 75% of the time, based on business needs.

 

qualifications

Must have Bachelor’s degree in Marketing, Marketing Management, Business or a related field and at least 5 years of progressive, post-baccalaureate work experience in the Real Estate Leasing.

 

Of the required experience, must have 3 years of experience working as a leasing agent. 

 

Of the required experience, must have 2 years of experience in each of the following:

  • Commercial real estate language concepts, including permitted use, exclusives protections, co-tenancy requirements, abatement rights, and continuous operations standards;
  • Development of strategic long term market growth plans;
  • Representing a soft goods retail tenant;
  • Financial analysis skills related to store P&L, occupancy costs, and financial lease obligations;
  • Negotiations related to commercial real estate terms and financials;
  • Experience with commercial real estate landscape in the market, including experience in enclosed malls;
  • Experience with project data management; and
  • Providing written and oral in-person presentations to both internal parties (including senior leadership and executive team members) and external parties (including brokers, landlords, and during market tours).

compensation and benefits package 

lululemon’s compensation offerings are grounded in a pay-for-performance philosophy that recognizes exceptional individual and team performance. The typical hiring range for this position is from  $160,818.00 - $180,818.00annually; the base pay offered is based on market location and may vary depending on job-related knowledge, skills, experience, and internal equity. As part of our total rewards offering, permanent employees in this position may be eligible for our competitive annual bonus program, subject to program eligibility requirements.
