about this team

Store Development represents the union of the Real Estate, Agile Leasing, Construction, Lease Management & Administration, and Operations & Analytics teams. Together we are responsible to develop, support, and execute lululemon’s strategic growth of the physical store fleet. We are a team that values collaboration, respect, and clear communication all while holding fun at our core. Reporting into the SVP, Store Development the Director, Canada Real Estate & NA Portfolio Management will lead the growth of the Canadian Real Estate program and oversee the renewals of all existing stores across NA.

a day in the life: what you’ll do

• Manage lease actions for 400+ existing retail assets leased across NA
• Drive portfolio management process improvements, manage all leasing templates, and enhance lease standards in alignment with evolving RE markets and changing needs of the business
• Manage major landlord relationships in Canada (Oxford, Cadillac Fairview, and Ivanhoe Cambridge) and leverage portfolio negotiations across major landlords across NA
• Drive Canada specific Strategic Initiatives (ex. Team Canada Campaign, Airport Strategy, etc.)
• Evaluate and finalize store locations through market tours and site visits
• Analyze proformas to determine stores’ financial feasibility and obtain approval by Real Estate Committee
• Identify and implement opportunities for cost savings and risk mitigation
• Manage the Canadian real estate portfolio; establish strategic expansion strategies for the Canadian real estate portfolio that align with long range objectives and oversee the successful implementation within annual operating plans
• Collaboration with Retail Operations, FP&A, Store Construction, and Store Design to ensure 10-20 real estate projects are opened on time, aligned with the vision of the brand, and within the approved proforma per year
• Interface with attorneys to review, negotiate and finalize leases
• Coach, mentor and develop a team of 5+ skilled real estate managers and/or specialists

qualifications

• Bachelor’s degree from a 4-year college/ university
• MBA designation preferred
• 10+ years in commercial real estate (preferably representing retailers)
• 5+ years of people management experience and the ability to lead senior technical experts
• Expert Knowledge of lease language and related legal documentation specific to commercial real estate
• Confident dealing with people (internal and external) and resolving issues diplomatically
• Resourceful with a high level of personal initiative
• Strategic thinking to develop and maintain effective standards & portfolio management processes
• Proven work ethic with utmost integrity
• Strong problem-solving and organizational skills
• Excellent communication skills – verbal and written
